These terms set out the rules for using HouseDelve’s free, global property research-hints service.
Accepting these terms
By using HouseDelve, you agree to these Terms of Service and our Privacy Policy. If you do not agree, please do not use the service.
The service
HouseDelve is a free, Panama-based service available to users globally. It monitors publicly available property-listing information and presents AI-assisted homebuyer due-diligence support for prospective buyers. We may change, suspend, or stop any part of the service where reasonably necessary.
Not a property marketplace or professional service
HouseDelve does not sell property, accept property listings for sellers, broker transactions, or represent an estate agent. Nothing on HouseDelve is legal, financial, tax, valuation, engineering, structural, environmental, planning, insurance, or other professional advice. You are responsible for verifying information and obtaining independent, qualified advice before making a property decision.
Acceptable use
You may use HouseDelve for personal research and lawful business research. You must not misuse the service, attempt to interfere with it, scrape or reproduce material at scale, submit unlawful content, or use reports to harass, discriminate against, or make decisions about people rather than properties.
Third-party information and AI output
Property and other information can be incomplete, inaccurate, delayed, or removed by its original source. AI-assisted analysis can also be wrong or misleading. We do not promise that any listing, report, score, estimate, or external link is accurate, complete, or available. See our Disclaimer for more detail.
Liability
To the fullest extent permitted by law, HouseDelve is provided “as is” and “as available”, without warranties of any kind. We are not liable for decisions, losses, or costs arising from reliance on the service. Nothing in these terms excludes rights or protections that cannot lawfully be excluded.
Law and mandatory rights
These terms are governed by the laws of Panama, except where the law of your usual residence gives you mandatory consumer or privacy rights that cannot be waived. Nothing in these terms limits rights available to you under applicable law.
