Who we are

HouseDelve is a Panama-based service made available to customers around the world at no charge. In this policy, “HouseDelve”, “we”, “us”, and “our” refer to the operator of this service. You can contact us about privacy at hello@housedelve.com.

Information we handle

• Messages and contact details you choose to send us, including correction or removal requests.
• Publicly available property-listing information needed to present a property and its due-diligence support for homebuyers.
• When you use a property's issue-report form, the selected predefined reason and one-way abuse-prevention fingerprints derived from network information. The form does not collect a name, email address, free text, raw IP address, or user-agent.
• Basic pageview information from public pages, collected through Umami Cloud as described in our Cookie Policy.

Why we use information

We use information to operate and improve HouseDelve, respond to messages and correction requests, protect the service from misuse, and understand aggregate use of public pages. Where the GDPR or similar laws apply, we rely on our legitimate interests in operating, securing, and improving the service, or on steps connected with your request, subject to your rights.

Property issue reports and reCAPTCHA

Issue reports are protected by Google reCAPTCHA to deter automated misuse. Google may receive device and network information under its own privacy terms. HouseDelve stores only the selected reason, the property, report status and timestamps, plus non-reversible fingerprints used for rate limiting and duplicate suppression. Google's Privacy Policy and Terms of Service apply to reCAPTCHA.

Analytics and international processing

We use Umami Cloud for basic, cookieless pageview measurement. Analytics runs only in production and only on public pages. For each manually recorded pageview, our integration sends the website ID, hostname, and pathname. It does not send the query string, URL fragment, page title, referrer, custom events, or a custom visitor identifier. It does not set analytics cookies or persist an analytics identifier in browser storage. As with other network requests, Umami receives connection information such as your IP address and browser request headers; its tracker may keep a session cache in memory. Because HouseDelve is based in Panama and serves users globally, your information may be processed outside the country where you live, including by service providers. We do not state a particular Umami Cloud processing region here. We take reasonable steps to limit handling to what is needed for the purposes above and to use appropriate safeguards where required by applicable law.

Retention

We retain messages and related records only for as long as reasonably needed to respond, maintain records of the request, meet legal obligations, or resolve disputes. This policy does not state a fixed Umami Cloud analytics retention period. Property issue reports and their abuse-prevention fingerprints are retained while needed to review the issue, maintain a correction record, and protect the service from misuse.

Your privacy rights

Depending on where you live, you may have rights to request access to, correction of, deletion of, restriction of, or objection to the handling of your personal information. If you are in the EEA or UK, you may also have the right to complain to your local data-protection authority.
