This policy explains how HouseDelve handles personal information when providing its free, global property research-hints service.

Who we are

HouseDelve is a Panama-based service made available to customers around the world at no charge. In this policy, “HouseDelve”, “we”, “us”, and “our” refer to the operator of this service. You can contact us about privacy at hello@housedelve.com.

Information we handle

  • Messages and contact details you choose to send us, including correction or removal requests.
  • Publicly available property-listing information needed to present a property and its due-diligence support for homebuyers.
  • When you use a property's issue-report form, the selected predefined reason and one-way abuse-prevention fingerprints derived from network information. The form does not collect a name, email address, free text, raw IP address, or user-agent.
  • If you consent, limited device and usage information collected through Google Analytics, as described in our Cookie Policy.

Why we use information

We use information to operate and improve HouseDelve, respond to messages and correction requests, protect the service from misuse, and understand aggregate site use where you have given analytics consent. Where the GDPR or similar laws apply, we rely on consent for analytics and on legitimate interests or steps connected with your request for the other limited purposes described here, subject to your rights.

Property issue reports and reCAPTCHA

Issue reports are protected by Google reCAPTCHA to deter automated misuse. Google may receive device and network information under its own privacy terms. HouseDelve stores only the selected reason, the property, report status and timestamps, plus non-reversible fingerprints used for rate limiting and duplicate suppression.

Analytics and international processing

When you accept analytics cookies, we use Google Analytics to understand how visitors use the public site. Google may process related information outside your country, including outside the European Economic Area or United Kingdom. Learn more in Google’s Privacy Policy.

Because HouseDelve is based in Panama and serves users globally, your information may be processed in countries whose privacy laws differ from those where you live. We take reasonable steps to limit handling to what is needed for the purposes above and to use appropriate safeguards where required by applicable law.

Retention

We retain messages and related records only for as long as reasonably needed to respond, maintain records of the request, meet legal obligations, or resolve disputes. Analytics data is handled according to the applicable Google Analytics settings and policies. Property issue reports and their abuse-prevention fingerprints are retained while needed to review the issue, maintain a correction record, and protect the service from misuse.

Your privacy rights

Depending on where you live, you may have rights to request access to, correction of, deletion of, restriction of, or objection to the handling of your personal information. You may withdraw analytics consent at any time. If you are in the EEA or UK, you may also have the right to complain to your local data-protection authority.

We may update this policy as the service changes. The latest version will always be published on this page with its update date.
